Management Spain Yearly Contract
The complete Management package includes
visiting your property at least once fortnightly. We will make sure
that your Spanish property is clean and tidy, testing appliances to
make sure all are in working order - gas, electricity, lightbulbs, security
systems if applicable. The property will be aired, and plants watered.
The property will be checked for insect infestation, damp, water leaks
and that all windows and doors are secure. Toilets will be flushed and
taps will be turned on to ensure water is running correctly and to flush
out any debris from tanks.

For those who rent their property,
we provide Bookings and Lettings Services, which is 15% of the
weekly rental charge. The 15% fees are deducted from the initial booking
deposit and the balance is sent direct to the owners. Therefore, no
bookings - no fees!
Cleaning / Changeovers
We will visit the property after
each letting, giving it a full clean, kitchen, bathroom, appliances,
polishing, sweep & mop floors (including outside areas), replace
toilet rolls, change bedding, towels and tea towels.
We can also incorporate our additional
'personal' services such as welcome packs or flowers left for your guests..
We will leave our card in the villa so your guests can contact us direct
if there are any problems during their stay.
The prices for changeover cleans
differ depending on whether an Annual Contract is taken out in which case there is a discounted rate on property cleaning.
Whilst many villa management companies restrict the amount of
weeks that are available to you for 'personal use', we offer no such
'penalties' - your property is yours to use as you wish.
maintenance checks are undertaken as part of the contract. Small repairs,
lightbulb changes etc. will be carried out at no cost to the owner.
We can also undertake maintenance
works tailored to your requirements. Pricing will depend on the job
involved. Our property inspections at changeover will let us know if
any routine maintenance is needed either on the property or any appliances
and we will inform our owners of any necessary works involved.
Gardening, painting and decorating
and building works can also be undertaken and will be priced accordingly.
. . Advertising your Spanish property is free and comes under
the villa management yearly contract. We will create advertising on
Holiday Rental website plus on other top holiday websites where
we have advertising space. Advertising with us without taking out a
yearly contract is £149 per annum.
. . Keyholding services are incorporated into the Villa Management
Contract. We can hold keys for owners purely on a keyholding basis which
is £150 per year. We will then make them available upon
request by owners.
Call out service - (can be
used to liaise with deliveries or tradesmen, access to property for
maintenance and repairs, or in an emergency) - 40 Euros / £25
per visit. (This includes waiting up to 1 hr - subsequent hours
charged at 21 Euros / £15 ph).
Meet & Greet - A 'meet
and greet' service can be provided to welcome your guests to your property
and provide information or instructions on the property - 40 Euros
/ £25 per visit.
. . . 71 Euros / £50 for up to 2 hours. We will
visit clients to advise on furnishings, rental income or any other aspect
of Spanish property ownership.
Provide special welcome packs - basic includes milk, coffee,
teabags, sugar, water, wine, bread, preserves, cereals, 6 pack beer
- 22 Euros / £15
This will be tailored according to instructions and can include champagne,
flowers etc at varying costs.
Provide tourist guides and local information to be left in the property.
Provide maid service during lets if required at 66 Euros / £45
Airport Service - cost dependent on times and length of journey. .
Evening taxi's can be arranged - cost dependent on times and length
